The National Association of Home Builders has quantified this issue: $131,000 of the cost of an average new single-family home is attributed to regulation, which accounts for twenty-six percent of the final price. This is before any construction begins. As a parent of five kids, this statistic resonates deeply when considering the future they will face. We have layered processes for so long that the fundamental question, "What can I actually build on this land?" has become a slow, costly, and uncertain endeavor. Capital is not the issue; clarity is. I have witnessed viable projects falter not due to unsuitable land or lack of demand, but because obtaining a clear answer took too long and incurred excessive costs. I decided to stop waiting for the system to improve on its own. Buildability is my focus is on creating solutions that reduce uncertainty, ensuring that the next generation has a genuine opportunity to own property and secure a home without enduring years of struggle. Thank you to everyone who stopped by and connected with the Zonos team at AAEI's 105th Annual Conference & Trade Day. Two things stood out. First, CBP enforcement — audits and scrutiny are way up, constraints on CBP enforcement have been removed, and everyone in the room felt the pressure to get compliance right. Second, 'comply chains' — building compliance as early as possible into the supply chain itself, not bolting it on after, and using automation to keep pace. Josh's session drove home that compliance can’t be on the fringes; it has to be an integral foundation for international trade. Thank you, AAEI. Until next year! Kat has spent the last several years courageously battling cancer. She's undergone surgeries involving her brain, breast, and lungs. Last week, she underwent another major brain surgery, and the complications have temporarily left her unable to speak or swallow. While Ryan has been spending his days at the hospital caring for Kat and their children, another challenge surfaced. They recently discovered a significant mold issue in their home that appears to be contributing to health problems for both Kat and their kids. Most people would be overwhelmed by just one of these challenges. Ryan and Kat are carrying all of them at the same time. I'm reaching out because I've seen the power of this network to solve problems and help good people when they need it most. My hope is that this post reaches the right person. Maybe that's a mold remediation expert willing to provide a second opinion. Maybe it's a restoration company willing to help. Maybe it's someone who knows a resource, organization, or connection we haven't considered. They didn't ask me to post this, but gave me permission to. Anyone who knows the Stevens family knows they've spent their lives serving, encouraging, and helping others. Right now, they could use some help themselves. Landon Reid shared thisI don’t share many personal stories on LinkedIn, but this one matters deeply. My nephew Dallin (DWill) just turned 23. That alone is a miracle. He was born with Hypoplastic Left Heart Syndrome. Open-heart surgery at 3 days old. A heart transplant at 5 months. Since then, hundreds of procedures, multiple heart attacks, and more hospital days than any young man should ever endure. Last week, our family received the news we hoped we’d never hear: Dallin is coming home on hospice. His time with us is now measured in days and weeks, maybe months. Right now, his families focus is giving him the best days possible—real memories, joy, and time surrounded by the people who love him. His bucket list is pure Dallin. He’s a huge fan of all his teams: Catch a Salt Lake Bees game (he’s even up for throwing out the first pitch if he’s strong enough) Experience BYU Football and BYU Basketball practice in person — or connect with the players in anyway. Summer League Utah Jazz game (meet players or coaches) Connect with Kansas City Chiefs his favorite football team, Atlanta Braves his favorite baseball team — his favorite players are Steph Curry, Damian Lillard, Keyonte George, Jimmer Fredette, and AJ Dybantsa His GoFundMe to cover the experiences, travel, and logistics so the family can focus entirely on Dallin instead of costs and stress. Landon Reid shared thisZillow can tell you what your land is worth in about 3 seconds. Nobody can tell you what you're actually allowed to build on it. That gap is the most expensive blind spot in American real estate — and almost no one is pricing it. The answer isn't missing. It's just never been assembled — buried in a 1987 zoning ordinance, a FEMA flood map, a setback table in a municipal PDF, an overlay district nobody mentioned, and a planner's discretion you find out about four months and $40k into the project. So the biggest hidden tax on American housing isn't interest rates. It isn't lumber. It's illegibility. Here's the part that gets me: Before 1989, getting a loan was basically vibes. A banker looked at your suit and made a call. Then FICO turned a mess of payment histories into one number a stranger could act on in seconds — and an entire economy unlocked on top of it. Land is sitting exactly where consumer credit sat in 1988. Whether you can build an ADU, how tall, how close to the line, whether the floodplain eats half the lot, what the real entitlement path looks like — all of it is knowable. Nobody has turned it into a number. Meanwhile, the rules are finally changing. California legalized apartments near transit. ADU reform has entitled 100,000+ units. The hard part of the abundance fight is being won. But a reform you can't see doesn't change behavior. You can legalize the ADU — if a homeowner can't find out in 20 seconds that their lot qualifies, nothing gets built. The policy world is shipping the upgrade. The instrument panel doesn't exist. We rented an RV and drove through California with the kids, national parks, the whole route down the coast. Turns out most US national parks have zero mobile connection, which caught me off guard. So before the trip, I picked up a Starlink kit and brought it along. Best decision I ever made. I worked early mornings, 4am to 10am, then spent the rest of the day with my family, then worked again in the evenings once the kids were asleep. Without my Starlink signal in the middle of nowhere, none of that would've been possible at all. I’m not going to pretend it was a fully disconnected vacation. It was intense. But it let me spend a longer stretch of time with my family without the company standing still. For this stage of life, that’s a trade I’m grateful technology can make possible.

I'm baffled hearing VCs justify investing in contech because of a lack of efficiency gains in our industry. However, they are putting a lot of money into AI 2D take-off. AI 2D take-off will not materially improve preconstruction. It's really simple. You do not spend months and years in precon doing takeoff. You do months and years in precon validating scope and cost. You don't buy quantities. You buy work. Real gains are going to be made buy companies, like Ediphi, that help you justify cost and scope early in precon.
