The landscape of private markets – and real assets – has been shifting. Investors need to understand how the pieces of their private market allocations fit together at this stage in the cycle. As Hines Research explains in a new whitepaper, strategies that once provided meaningful tailwinds are beginning to normalize, while others are beginning to emerge from periods of adjustment with stronger forward return potential. Institutional investors have been increasingly focusing on sectors supported by digital infrastructure and demographic demand. Over the last 18 months, Hines U.S. Property Partners (HUSPP) has deployed over $1B into assets that align with these themes. These include a multifamily community adjacent to a grocery-anchored retail center, a 167,000-square-foot data center in a high barrier coastal market, and recently constructed self-storage facilities near major metros. Thanks in part to these high-conviction acquisitions, HUSPP’s gross asset value has grown to more than $3.5 billion as of December 2025. Learn more: https://bit.ly/4c22ata #MarketingCommunication

As Women’s History Month comes to a close, we reflect on the countless women who have shaped our world through their innovation, leadership, and lasting contributions. At Hines, this recognition is not just about the past — it’s reflected in the leadership shaping our firm today and the future we’re building. Over the past month, Hines employees around the world joined together to celebrate the vital role of women throughout history – and within our own firm - through fireside chats, external speakers, and meaningful conversations. The momentum doesn’t end in March. It’s something we carry forward every day.

As private markets have matured, the allocator’s challenge is no longer whether to participate, but how to participate in a way that balances income resilience today with value creation over the long term. Here’s why we believe real assets, with their foundation in real demand and disciplined execution, should be part of the conversation: https://bit.ly/4bLhM47

Private markets have become a core component of portfolios, not simply because they typically diversify return streams, but because they sit at the intersection of capital and real-world need. Trends in capital flows for the largest non-traded equity REITs suggest the scale of this shift. Learn more about positioning for the real asset cycle: https://bit.ly/4dexZ3R

Amid new and ongoing geopolitical conflicts, real asset investors have been looking for stability in their portfolios. According to our Co-Head of Investment Management Alfonso Munk, that search for clarity is drawing many toward European real estate. In IPE Real Assets this week, he explains why he believes “the key investment question today isn’t just about where growth will be strongest, but where risk is most intelligible.” https://lnkd.in/e3Z6QaAG
