We are seeking a skilled and detail-oriented Senior Construction Estimator with National experience to join our team. We are looking for a Senior Construction Estimator who possesses strong values, communicates clearly, displays a consistently strong work ethic, and is eager to build lasting relationships. The primary function of the Senior Construction Estimator is to support our pre-construction goals and estimating efforts by providing reliable and competitive estimates that our clients can trust with confidence. As a Senior Construction Estimator, you will be responsible for determining the total cost of construction projects. Your responsibilities include conducting thorough research, analyzing data, and interpreting plans and specifications to prepare accurate cost estimates. Our ideal candidate has a strong understanding of the construction process, excellent mathematical skills, and the ability to negotiate contracts effectively.


Responsibilities:


Prepare detailed cost estimates for construction projects, including materials, labor, equipment, and subcontractor costs.




Analyze blueprints, plans, and other documentation to prepare time, cost, materials, and labor estimates.


Consult with clients, vendors, and personnel in other departments to discuss and formulate estimates and resolve issues.


Assess cost effectiveness of products, projects or services, tracking actual costs relative to bids as the project develops.


Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates.


Present prepared estimates for management to use in planning and organizing project budgets. Prepare and maintain a directory of suppliers, contractors and subcontractors.


Use computer software to calculate estimates and evaluate a project's financial feasibility.


Assist in pricing on options and providing recommendations for the project


Maintain an organized documentation of cost history, establishing cost breakdowns by region, project & division.


Analyze historical project data for application to current projects


Review scope definition & prepare quality survey or take off


Initiate inquiries for prices from sub trades and suppliers


Perform Plan Review


Review RFP - including plans, specifications, sketches, geotechnical reports, design narratives, Addenda, etc.


Attend pre-bid meeting, perform site inspections, verify existing conditions, analyze factors that may affect constructability (location of powerlines, access for deliveries, etc.).


Prepare bidders lists - custom tailored for each project, carefully selecting those subcontractors that are most appropriate for each project (and most likely to bid).


Prepare requests for subcontractor quotations and providing analysis of subcontractor quotes.


Following up with subcontractors throughout the bidding period to keep communications open, gauge interest and field RFI's.


Performing site visits with subcontractors.


Prepare detailed and accurate Qualifications & Assumptions.


Work with Project Operations in developing a Construction Management Plan.


Work with Project Operations in developing a Project Schedule


Prepare and review with Project Operations a detailed General Conditions & Project Requirement study (carefully considering - "how will we build this" mentality).


Write Scopes of Work Taking lead with Estimating, Budgeting and Bidding of projects.


Managing workload to ensure adequate time and resources are earmarked for each respective project.


Preparing estimates by calculating complete take-off of Scope of Work:


Bulk Quantity Take-offs.


Man-hour Estimates.


Material & Unit Price Estimates.


MEP Systems & Equipment Estimates.


Preparing conceptual estimates from preliminary design documents.


Engaging subcontractors and suppliers to ensure the most accurate pricing is used.


Evaluating active and past projects to create a historical cost database.


Supporting and maintaining Estimating Department historical data files.


Preparing budget comparisons between current and previous estimates.


Maintaining files of working documents as back-up for estimate figures, including current information on unit prices from suppliers.


Providing support to Project Operations, as directed.


Assisting with final assembly of estimates and pricing to clients.


Estimator will report to the Director of Operations and President.


Have 5 years estimating experience in related construction fields (emphasis on hard-bid, design-build, and Pre-Construction services).


Have general knowledge of all aspects of construction (field experience a plus).


Have high attention to detail and quality control.


Experience in construction estimating, analyzing blueprints, and preparing cost estimates Strong negotiation and communication skills


Proficiency in construction estimating software


Bachelor's degree in Construction Management, Engineering, or related field is a plus

Responsible for managing project information within our estimating outreach software.


Can manage and track historical data on past pursuits, as well as maintain current cost data in our databases.


Manages and distributes information during the project pursuit/preconstruction process: addendums, ASIS, pre-bid RFIs, preliminary schedules, standard contract documents, etc. Responsible for directly communicating to our clients and trade partners with estimate status and critical issues.


Provide support and information to the preconstruction manager to ensure we are meeting the client deliverable dates and providing the specific requests of the RFP.




Education / Experience / Requirements:


Proficient computer skills in Microsoft Office Suite, Bluebeam, construction estimating software, bid solicitation/management software (Building Connected), project management software (Procore), and scheduling software (Microsoft Project). Experience and skills with OST, Sage/Timberline, and other estimating software are also valuable. Interpersonal skills - ability to engage with clients, internal team members, and trade contractors in a constructive, productive way to overcome obstacles and achieve results.
