Acquisition Associate

MHW Search has exclusively partnered with a Commercial Real Estate PE firm in Atlanta. We are in search for an Acquisition Associate to joining the team. The firm has over $4 billion in AUM.

The Acquisition Associate will play an integral role in supporting the full lifecycle of industrial real estate investments, including both development and acquisition activities. Responsibilities will span the entire development process—from site identification and acquisition through due diligence, entitlements, design, construction, and project delivery—as well as supporting industrial acquisition opportunities from initial sourcing through transaction closing.

The ideal candidate will bring 3+ years of relevant real estate experience, a strong foundation in financial analysis and underwriting, and familiarity with the development process. This role offers exposure to all aspects of real estate investment and development, with meaningful opportunities for professional growth within a dynamic and entrepreneurial environment.

Responsibilities

• Assist in underwriting development and acquisition opportunities, including financial modeling, investment analysis, and preparation of investment committee materials

• Conduct market research, site evaluations, and feasibility analyses to support investment decision-making

• Support land acquisition activities including due diligence, zoning review, entitlement coordination, and contract analysis

• Collaborate with internal teams and external partners including architects, engineers, consultants, and municipal stakeholders throughout the development process

• Track project budgets, development timelines, and key milestones to ensure alignment with project objectives

• Prepare investment memorandums and presentation materials for equity partners, lenders, and internal investment committees

• Build and maintain relationships with brokerage partners to source market intelligence and identify potential development opportunities

• Draft and assist in negotiating Letters of Intent (LOIs) for land and building acquisitions

• Support leasing activities, tenant coordination, and stabilization efforts as assets are delivered and brought online

• Assist in the monitoring and management of the existing industrial portfolio

• Maintain a strong understanding of market dynamics, competitive developments, and key investment metrics across the region

Requirements

• Bachelor’s degree in Business, Finance, Accounting, Economics, Real Estate, or a related discipline

• Minimum 3 years of experience in commercial real estate, corporate finance, or investment banking, ideally within acquisitions, development, or asset management

• Strong financial modeling and analytical capabilities with advanced proficiency in Excel, Word, and PowerPoint; Argus Enterprise experience required

• Solid understanding of real estate financial concepts including pro formas, capital structures, and investment return metrics

• Experience working with DCF, NPV, and cash flow modeling

• Highly motivated, detail-oriented professional with a strong work ethic and ability to operate in a fast-paced environment

• Ability to manage multiple priorities and deadlines simultaneously

• Excellent written, verbal, and presentation skills

• Demonstrated curiosity and enthusiasm for commercial real estate within a collaborative and entrepreneurial platform
