Sales tip:  stop asking questions that make it easy for prospects to say no. A lot of reps do this: “Are you still interested in funding?” That’s a yes/no escape question. Instead, ask open-ended questions: • “When are you looking to move forward?” • “What made you inquire about funding?” • “What would you want this capital to help you accomplish?” Better questions create better conversations.

100% seller-financed deals sound great on paper… But here’s why they usually don’t play out the way people hope 👇 Yes, these deals exist. But they’re the exception, not the rule—and often not the best deals. If a seller is willing to finance 100% of the purchase, ask yourself: 🚩 Is the business overpriced? 🚩 Is revenue declining? 🚩 Did other buyers already pass? The proven structure is the 10 / 10 / 80: ✅ 10% equity (from you or your investors) ✅ 10% seller financing (often on standby) ✅ 80% SBA loan This is the setup that gets deals done. You bring real skin in the game, the seller stays aligned post-close, and the bank validates the deal. And here’s a pro tip most people don’t mention: That 10% seller note? You can sometimes structure it as forgivable if revenue dips post-close. That’s real protection on the downside. The truth: betting on 100% seller financing is hoping for a miracle.
