NAR has a BIG image problem Among real estate agents surveyed by Zoodealio and ResiClub, National Association of REALTORS® has a net favorability rating of -51. This net favorability rating is calculated by adding up agents with a "very favorable" or "somewhat favorable" view of NAR minus those with a "very unfavorable" or "somewhat unfavorable" view of NAR. Among the 238 real estate agents who took the survey, half (50%) have been real estate agents for 15 years or more. Before an offer ever becomes a number on paper, there’s something I do that doesn’t show up on a spreadsheet. I pick up the phone. Not to check a box. Not to ask, “Any offers yet?” But to actually connect with the listing agent. I ask thoughtful questions. I listen carefully. I pay attention to what really matters to the seller—because price alone rarely tells the whole story. Here’s what buyers aren’t always told: Winning an offer isn’t about being the highest bidder. It’s about being the best fit. When I can clearly communicate that my clients are prepared, credible, and flexible where it counts, it changes the dynamic. It reduces friction. It creates confidence. And it positions my buyers as the easiest path forward for the seller. That kind of alignment is powerful in this market. It also builds trust agent-to-agent—which matters more than people realize. When communication is strong and intentions are clear, solutions appear. Even around things like commissions, timing, or terms that need creativity. Before I ever draft an offer, these are the conversations I have: • What does an ideal timeline look like for the seller? Speed isn’t always the goal. Sometimes certainty or breathing room matters more. • Beyond price, what makes an offer feel solid? Clean terms. Strong deposits. Fewer variables. Sellers want confidence, not chaos. • Are there sensitivities or deal-breakers I should be aware of? Logistics, repairs, possession—or emotion. Every transaction has pressure points. Knowing them upfront protects everyone. This level of communication doesn’t just strengthen an offer—it protects my clients and consistently elevates them, even in competitive situations. A few principles I live by: • Clarity beats noise. Know your client’s priorities so you can advocate for them cleanly. • Make it easier to say yes. Your role is to reduce friction, not create it. • Stay steady. Deals fall apart when emotions take over. Calm leadership builds trust quickly. Better conversations lead to better outcomes. NAR reduced budgeted expenses by roughly $50M year over year, passed a second consecutive balanced budget without raising dues, and reduced staff headcount by 14 percent. They also report defeating 11 major tax proposals over the past decade, preventing an estimated $2.3 trillion in new taxes on real estate. Investors: This signals an industry trade body prioritizing financial discipline, legal defense, and long-term stability over optics. Regulatory and tax risk matter just as much as pricing and yield. Agents: This is the infrastructure that protects how you operate. Advocacy, brand trust, MLS policy defense, and legal risk management are not abstract benefits. If that.” The reason I use that every day is if you keep repeating yourself and saying things… …over and over and over and over again People lose interest. Get to the point. Say what you need to say. Move on to the next point. I always try to stick to one message per video. So if you’ve got 2 messages you want to get to your client, film 2 videos. When it comes to making a video, less is better.
