We have not stopped revolutionizing Downtown Atlanta! In a new Q&A with Urbanize Atlanta, our CEO Shaneel Lalani shares the plans already taking shape at Underground Atlanta: more restaurants and distinctive concepts as Underground aims for 90% occupancy, an initial leasing focus on Upper Alabama Street (followed by Lower Street) and a six-station food hall and additional restaurants now under construction. We are also developing more family-oriented daytime programming, with plans underway for the Christmas season. But our investment in Downtown extends beyond Underground. At 34 Peachtree, demolition is complete and framing is about to begin on the conversion of the former office tower into apartments, with delivery targeted for next year. Adding more residents near Underground is essential to building a district that remains active after the workday, from week to weekend. There is still significant work ahead, but our vision is to create more reasons for people to live in Downtown and not only support its businesses, but also return throughout the year. The energy around Underground Atlanta during the beautiful game season showed what is possible when Downtown has the right mix of people and programming. We are building on that momentum with plans to bring new retail, dining, nightlife and entertainment concepts to Underground. Atlanta has officially delivered on the global stage once again.   Building on the legacy of the 1996 Olympics, the 2026 FIFA World Cup reinforced Atlanta’s standing as an international sports capital. But beyond the matches, this summer was a powerful celebration of community, culture, and connection. At Underground Atlanta, we saw that vision come to life as the space transformed into a global cultural stage, bringing together local artists, youth, and international fans in the heart of the city. Five years ago, we set out to revitalize Underground Atlanta, and over the past few weeks tens of thousands of Argentina fans filled Upper Alabama Street with drums, flags, music and chants before marching together to Atlanta Stadium. Since acquiring Underground, we have worked to rebuild occupancy, strengthen its dining and nightlife offerings, support local businesses and restore the district as a gathering place for Atlanta. This global soccer tournament has cemented Underground's comeback with historic celebrations in the heart of Downtown. We couldn’t be happier with our partnership with City of Atlanta - Mayor's Office of Cultural Affairs, and how the first week of Five Points Fridays turned out! The energy Downtown was incredible. Week one brought together live music, local vendors, immersive Kickit activations, competitive 5 Points Cup soccer tournaments, and live art installations featuring local talents curated by George Baker III. As Atlanta welcomes the world for the 2026 FIFA World Cup, we are advancing a refresh of Underground Atlanta, one of the city's most historic entertainment districts, with new public space enhancements, flexible programming and activations designed to support everything from major global events to everyday community gatherings. Updates to Upper Alabama will bring large screens for watch parties, a performance stage, modular seating, local vendor pop-ups, shade structures, outdoor games and more, creating a soccer HQ in the heart of Downtown Atlanta.
